This is the perfect opportunity to look back at some of the favorite episodes. Listeners will get some interesting stats that they have never probably heard about the podcast as well. Episode Highlights:
- Jenn and Monica are reminiscing with their number one and favorite fan, Amber. Jenn and Monica love her so much. They are glad to record the 100th episode, which would not have been possible without the love and support of the wonderful listeners.
- Monica says with the reminiscing there will be some great tips and thoughts like always that help you in your business.
- Jenn and Monica travel back memory lane and share their journey of starting the podcast.
- There are a lot of great real estate podcasts out there that have guests and they present away. Monica shares how she liked the idea of presenting pros and cons of both sides of the coin so that agents could really take a moment, reflect, and decide which one they agree with.

- Jenn’s favorite episode is the one where the guests agree with her and her second favorite episode is the one where they talk about “Can buyers sell their own house or brand themselves?” She also particularly likes Episode 41 “Should you go first or last in an appointment?”
- Episode 82 was the third most downloaded episode, which was “So your friend lists their home as a “for sale by owner”? Monica got the most sidebar comments on that one because that’s really something every agent runs into at some point.
- Jenn shares her enthusiasm to discuss points with the listeners who disagree with her. She says, “Maybe we have a weird perspective, or we do not see it from your perspective so, come on the podcast, let’s talk about it.”
- During April and May last year, many people did not listen to the REFC podcast because everybody was in a frozen mode. But there are some really good episodes back in like mid-30s to early 40s, which the listeners should really go back to check out now!

On this episode of the Real Estate Fight Club podcast, Jenn and Monica are excited about approaching the 100th episode and plan to celebrate it! This week they are duking it out over “Should you represent yourself when selling your own home?” Jenn is against the idea of real estate agents selling their own homes. Monica sees no harm in it. Tune in to hear all of the best points!
Episode Highlights:
- Real-estate agents have years of training and experience, and if they have the license too, there is no harm in selling their own home in Monica’s opinion.
- Jenn points out that people don’t just sell a house for fun. For most people, there are emotions attached, like kids going away to college, getting married, getting divorced, or relocation; If a real estate agent is selling their own home, they won’t be able to move past their emotions when dealing with a client.
- Monica is confident that when selling her home, nobody can represent her better than her. She won’t trust another agent to talk to that other agent in a way that is appropriate for Monica or answer the questions as she does.
- Jenn says that it is not your ability to complete the work, it is everything else. If you’re selling your own home, you are not a transactional agent.
- When selling their own homes, the deal is not transactional but relational, says Monica.
- Due to the relational component, Jenn suggests that is why you get your friend who is a great agent, just like you, or better to help you with the process because you are too deep in it.
- Monica affirms if she had to hire somebody, she would hire Jenn to sell her house. She knows who the good agents are. That being said, it is just not necessary if she is ready to sell her home, she is detached.
- Deciding and negotiating the price is a lot of fun, and Monica knows how to negotiate on her behalf. She knows what she is willing to give up when selling her own house.
- Jenn inquires if Monica has been too emotional to make a decision; any decision not just about a house.
- What you are bringing to your client is not just that you have a license. You are bringing a whole perspective to help them get what they want, and that is what a realtor would do for you.
- As a real-estate agent, Monica just thinks this is a place where she can be really efficient in several ways: efficient in negotiations, efficient in managing the deal, and efficient in handling the finance. She cannot see any reason why she wouldn’t represent herself unless she felt unsure about her ability to separate emotionally.
- Aubrey, the tiebreaker for this episode, says when selling her own condo, the thoughts that crossed her mind were,” I do this every day for people all day long. What’s the big issue? Why would this be hard for me to do?”. She shares her personal experience.
- Jenn asks Aubrey, “What happened when you went and bought as someone representing yourself?”
- Aubrey’s advice for real estate agents is, “Just do yourself a favor and get somebody to represent you.”

- Jenn asks why owners can't sell their own houses. Monica replies that sale by owner is not a good option because they are not licensed agents, and they don’t sell 30 to 50 homes in a year.
- Monica says she had sold three or four of her own homes and never have had a problem.

On this episode of the Real Estate Fight Club podcast, Jenn and Monica are really excited as this is the 98th episode and the love they are receiving from their listeners is enormous! Today, they are going to duke it out over the question, “Is it outdated to leave your business card when showing house? Tune in for the verdict!
Episode Highlights:
- Monica says that it is absolutely okay to leave a business card in a showing, so that it tells the owner that a particular agent has already checked the house. On the other hand, Jenn is not for leaving business cards in a vacant house; She says that it just creates a pile.
- Monica inquires, “If I was the listing agent, do I want the seller to know the names of the agents that went there?”
- Monica asks Jenn, “Do you feel a little bit anxious about your seller seeing other agent’s cards?”
- Leaving a business card at the counter can inform the owner that the agent has left; Although, Jenn sees no point in leaving the business card as the owner can easily get a notification in their super key.
- Explaining her thought, Monica says, “The seller should be made aware that somebody was in their house. If it’s electronically, that would be great.” But in the absence of an electronic device, I think as an agent it is important to notify the owner that, “I have been at your house.”
- Monica says since there is no technological solution yet, using a business card is the only option. She says it is a form of communication between you, the showing agent, and the seller. Jenn is still not keen on the idea.
- Steven Khalilzadegan, the tiebreaker for this episode, compares the circumstance of when the market was slower, and the units weren’t moving as fast to the current market and why leaving business cards is no longer required.

On this episode of the Real Estate Fight Club podcast, Jenn Murtland and Monica Weakley are going to duke it out over this question, "What is the best structure for a team?" Monica is going to share some behind-the-scenes from her experience as a team leader at the Keller Williams office. The duo Jenn and Monica are going to reveal all the aspects to consider about a team.
Episode Highlights:
- Monica has rarely seen a high-functioning team where everybody is benefiting, and the team leader is making more money and working less.
- There are scenarios of under-talented and ill-equipped people who aren’t going to benefit from joining together and there are super talented people who are going to fly out when they realize they can do this on their own.
- Jenn mentions the old way of building a team like mentioned in the Millionaire Real Estate Agent (MREA) book.
- Monica asks Jenn to talk about her business partner, Alan. Jenn replies when it comes to her business, it feels like an evolution. It took her 6 years to get where the firm is today. Alan was on her team, but later they decided to be partners.
- Jenn shares how managing her team took her focus from handling the business.
- Monica suggests, "Run parallel with people instead of inviting them under an umbrella that you are then responsible for."
- For Jenn, "Success means money in my pocket so I could make the investments that I want."
- If you want to work and make $200,000 or $250,000 a year; there are 400 different strategies to achieve that instead of bringing on more responsibility.
- Monica says she has a team of 82 agents who she mentors, trains, and guides. She points out the responsibilities that she has towards them.
- To achieve something, take a second, take a pause, and really consider all your options. Get complete clarity on what you want; plan a one-year, three-year, and five-year vision and ultimately work towards your goals.
- As per Marc, "The person managing your team or operations should be the replica of you so that you can have that person fill in all your meetings and do and say what you would. Beyond that, a team is really made up of a lot of agents and people that are focused on buyers."
- In one of the earlier podcasts, Jenn and Monica discussed, "Who should be your first hire?" They had both agreed that an admin person should be the first hire because if you add salespeople, you will have more admin tasks, and that's not going to work.

On this episode of the Real Estate Fight Club podcast, Jenn Murtland and Monica Weakley are going to discuss what to do when the seller wants to interview other agents. Tune in today, they are sharing some solid tips that are going to help realtors make more money!
Episode Highlights:
- As a real estate agent, you should know if the client is interviewing other agents before you show up to your first appointment with them.
- Together, Jenn and Monica discuss the importance of pre-preparing for a meeting with a seller and the importance of using a pre-qualification questionnaire.
- If you are not doing the pre-qualification before the work, then you are not doing your job.
- After the pre-qualification, if the client is still not indicating that they want to hire you, there are three questions that you can ask. If it’s not about commission or the marketing plan, they may be feeling like they are not compatible with you; Jenn explains how to navigate the conversation for a referral.
- “What did you hear or what didn’t you hear today that would prevent us from moving forward right now” is a question that Monica recommends asking the client to know what the objection is.
- Jenn recommends providing some sort of a solution to the sellers if they are feeling obligated to interview another agent that they already spoke with.
- Be an agent that sets you apart from the rest and respond thoughtfully in the moment.
- When you are leaving your first interview, do not leave without a signed agreement or a second interview.
- Monica urges realtors to give their best during the first interview with a client so that they don’t interview other agents. She explains how to add value in presenting data, trends, and the bigger picture.
- Alan Whisman, today’s tiebreaker, inquires, “What question are you going to ask them that I have not answered?”, when a client wants to interview other agents.
- Alan talks about the tendency of clients who want to interview multiple agents. He says it is because of the lingering question, “What if there is some better agent in the market?”
