How Long Should A Listing Presentation Last?- EP 110

On this episode of the Real Estate Fight Club podcast, Jenn and Monica will duke it out over how long should your listing appointment take? What are the components on the checklist? What is the underlying motivation and purpose?
Episode Highlights:
- Jenn shares that if she is making a pre-qual conversation and pre-listing packet, how long she is actually at the house.
- Monica says she is not sure that most agents do a pre-qualification phone call, which they should, and if they do, she doesn't think they are dropping off a pre-listing packet ahead of time. Depending on the client, Jenn will be a little bit more lenient on that.
- Jenn suggests as a realtor, you demonstrate how you are to work with from the time you set the appointment to before you even get there, and that is why you ask them the questions you are demonstrating.
- At the listing appointment, Monica prefers to first establish herself as the leader. She lets the seller know that she does have a process and she is going to lead them to success.If she does her work in that hour, the rest of the hours that they work together are much easier.
- For Jenn, the most irritating thing is when you are presenting yourself as an expert, and they signed the listing agreement showing that they trust you as the expert, and then they don't listen to you.
- Monica looks at a relationship way past the sale of a house. She looks at it like - Is this going to be an A-level past client for her? or is this going to be a relationship that she wants to continue to work with?
- Jenn says that no agent should be in a house longer than 30 minutes because they don't need to, it is a waste of time.
- It takes Monica roughly around an hour to build a rapport, over the 18 years of her professional journey, she has constantly changed and improved her approaches.
- Monica fully presents her knowledge and the consulting approach, even if she knows she has the listing.
- The tiebreaker for this episode is Walt Key. He joins the conversation and shares his opinion about how long your listing appointments should be.

- Jenn says clients normally have three questions, 1) What are you going to do for me? 2) How long is it going to take? 3) How much am I going to get?
- Monica prefers to involve the sellers in a conversation and build a relationship. She spends a lot of time on supply and demand and tells the market dynamic that not many agents talk about.
- Everyone has a slightly different way of processing information and coming to a decision on their own, says Walt.

If A House Was Inspected, Do You Need To Disclose Results?- EP 109

On this episode of the Real Estate Fight Club Podcast, Jenn and Monica are going to duke it out over "Should you have to disclose property defects from a prior inspection report?” What does the law say? How do you interpret things that are not spelled out?
Episode Highlights:
- The law says if you have your state's residential property disclosure form, all you need to disclose is what's on there, says Monica. However, Jenn says sometimes the inspectors have no idea what they are doing.
- Outside of the residential property disclosure form, if you discover something through a prior inspection report and you are given that report, do you have to go back and edit that property disclosure form?
- What if you don't trust the inspector and it is the same inspector you dealt with before on something else, and they are not good?
- As a real estate agent, you have to investigate further if you were made aware; You have to get to the truth about this subject matter, whatever it may be.
- Monica has advised clients to protect themselves from all the scenarios because that is really what real-estate agents work towards.
- It is a seller's house, and they have a decision that they have to make to accept the report or not and then accept the consequences or not, reiterates Jenn.
- Monica says a strategic move has to happen at the point of inspection, and that is where it gets sticky.
- It is too much weight that many people hold on the inspector, and most inspectors are general knowledge people.
- Tiebreaker, Joel Advisor, joins the conversation with Jenn. First, he is going to answer whether he discloses property defects or not.
- Joel says that they don't have the customer to have an inspection before closing the deal; He gives his suggestion about the matters.

- Jenn says, as the homeowner, she would make sure to sell the house in good condition.
- Most sellers want to deliver the house in good condition to the subsequent buyers. They take care of their homes, and they want to fix wrong things.
- People don't get sued over property disclosures, and you would have to prove that they know they knew about it. You must verify that.

On this episode of the Real Estate Fight Club podcast, Jenn and Monica are going to duke it out over “What makes a realtor great in the eyes of a homeowner? Do you have what it takes to make a great realtor?
Episode Highlights:
- We talk a lot about what we think is a good business owner and how to conduct your business, and how to be a great agent but Monica thinks that the sellers see things very differently than we do.
- There are several things that obviously need to be in play from the eyes of the seller. The first and foremost in my mind is the knowledge that a seller expects you to know how to strategically position their house in the market, says Monica.
- Jenn suggests you can look at data, and there are ways to pull data to get the answers, and you can understand what the questions are.
- Monica says, when you are a new agent- in order to be seen from a seller standpoint, you just have to do that extra homework, and maybe that is interviewing other agents, maybe that is letting your manager or your broker help you, maybe that is doing a little extra time of that research work or whatever.
- People want to be led, and if you show up looking like you are looking for them to kind of help you decide on this and that, the plan, the price, and all of that, you have lost them.
- Part of a seller's confidence in the realtor is the ability to complete the job to reach their goals and it all makes sense.
- Jenn affirms answering questions before they are asked because you know the process and they don’t know the process, or maybe they have done the process.
- Sellers are looking for what they don’t know until it goes bad, but they are looking for and expecting a high level of communication.
- What are the key ingredients for good communication?
- The first 72 hours are critical and if you can solidify communication and confidence that they made the right choice in that first 72 hours, you could mess up in a month, and it won’t matter.
- If a client is calling you or texting you about something it is because they have had the question for days and you haven’t answered it.
- Sellers are looking to make sure that you are fighting for them.
- Sellers want to know that you are on their side, that you are not just trying to get this sale, and then we have to demonstrate that because otherwise, they don’t know what is being said behind the scenes.
- What is the expectation from the homeowner when they choose you? What you do as a process has to really hit home for them.
- The tie-breaker for this episode, Leah Joos, says the number one thing that makes you a great agent from top to bottom is your communication.

- When you are a new agent- in order to be seen from a seller standpoint, you just have to do that extra homework, and maybe that is interviewing other agents, maybe that is letting your manager or your broker help you, that is doing a little extra time for that research work, says Monica.
- Sellers and buyers have so much knowledge about the house but you give the seller confidence when you prove that you have the ability to reach their goals and for everything to make sense.
- Answering questions before they are asked is critical because you have done your job more than once, suggests Jenn.

- Monica says it is her responsibility to let clients know exactly what needs to happen, and if required, she will assist in any way.
- Jenn is not in favor of telling clients what they should be doing to get it ready.

On this episode of the Real Estate Fight Club podcast, Jenn and Monica will duke it out over the question- Does it make a difference what type of car an agent drives? In order to show evidence of success, Monica suggests it is important to make a good first impression with your car. But for Jenn, the type of car does not matter, it depends on person to person.
Episode Highlights:
- Monica has heard agents talk about this a lot, and she is going to give a blanket statement of yes, it actually matters. But that doesn't mean you can't be successful if you don't have the car yet.
- One of the main things you are trying to accomplish with a seller or buyer is confidence. Would you agree that when your buyer-seller has confidence in you that the deal is easier, you are able to do your job more easily?
- According to Jenn, confidence and trust helps to close a deal.
- For Jenn, it does not matter what an agent wears either, but there are some caveats. One is how you feel internally about yourself. Jenn is the type of person who drives a reasonable car and she thinks they have a good value.
- Jenn is also the same person who wears jeans to an $800,000 listing. There is a perception that, when she talks to people, her experience in conversation carries beyond what they were thinking before.
- Monica is a car person; She would spend more money on a car than a house.
- If you roll up in some cheesy $200,000 race car with the arms that lift doors, you will lose clients, says Monica.
- Walt Gibler, the tiebreaker for this episode, drives a 2021 Jeep Grand Cherokee. He says that it is a little bit of class, but a little bit of fun as well.
- Walt suggests that if you don't like cars, it is ok but have a clean car no matter what it is.
3 Key Points:
- Monica says if an agent pulls up in some sort of an old car, that indicates that they might not have sold as many houses.
- When it comes to cars, there is a large acceptable range, and if you take care of your car, then it doesn't necessarily matter to people. It doesn't take away your confidence in you as a successful person.
- Tiebreaker, Walt Gibler says that a car is a direct representation and extension of who you are as a person, so it absolutely matters to him.
