On this episode of the Real Estate Fight Club Podcast, Monica and Jenn duke it over whether a traditional residential real estate agent should list multi-family properties. Jenn has strong opinions based on ensuring not to do clients a disservice if you don’t understand the processes fully while Monica says any traditional agent is completely capable of listing these. - A few weeks ago Monica and Jenn covered “Should you be a property manager?” and Jenn was on the line of yes but today she is saying “no” to listing multi-family properties.
- You have to think about who the buyer is. Would you be able to service your client at the highest level?
- Monica says she is more than capable of listing a multi family property.
- Monica recognizes that a 25 unit housing would be out of her league but 2-4 family properties are still listed as “residential”.
- Jenn believes as an agent you should own property if you are trying to do more than the typical residential transactions and you should bring along someone for the first couple when you are still learning everything about them.
- Do not learn on your clients dime. How can you learn about servicing clients who want multi-family properties in the right way?
- Monica and Jenn do agree that it can always depend and if it's a much larger unit it should be handled by somebody else.

Kevin was on the show previously talking about FSBOS; Monica recommends going back to Episode 157 also to hear the technique for production. - What is constant spaced repetition?
- There is always a cause and effect relationship; Kevin gives examples and highlights awareness and willingness.

- What does the research on goal setting show?
- You have to move toward something. What is it going to be? What do people who are unsuccessful think most about?
- Self concept is the biggest breakthrough in psychology and very important for each person to understand. There are 3 parts to it: Self Ideal, Self Image, and Self-Esteem.
Kevin explains each of them and how it affects your daily life.
- How do you resolve your self image so that you don’t snap back?
- What if you feel like you consistently try new things and fail and then you start to believe that you are someone who gives up.
- Kevin talks about how you support your own belief system. When you follow through, you are casting a vote for the person that you want to be; The more you take action everyday that is in alignment with your self ideal, the more you like yourself.
- Kevin talks about the neural pathways that are created when you learn.
- Is there a thought process in which actions create different thoughts?
- Jenn talks about agents who she speaks to who feel like they have ‘imposter syndrome’. What causes it?
- What about the people around you?
- The balance of your thoughts is going to drive how you feel. You have to be aware of your thoughts because you can’t afford to be negative for more than a few seconds’ You have to get back to neutral quickly.
- What about the conscious mind and subconscious mind? Monica shares what has helped her so much regarding the concepts.
- From the age 0-7, the mind is wide open and highly subjective to the environment. Everything that goes in downloads. How does it evolve and change from there? How does subconscious programming happen? Kevin says repetition of the idea over and over again is critical.
- What is auto-suggestion? What is impressed must be expressed.
- Feelings and actions are cyclical and Kevin talks about how the cycle needs to change to not continue the downward spiral.
- Monica shares a story from a Las Vegas convention that she went to and a different perspective on money. We have to be careful to put a cap on the thinking of others.
- What about expectations and perceptions?

Should you encourage your buyers to get an inspection on new construction? It is a loaded question. On today’s episode of the Real Estate Fight Club Podcast, Jenn and Monica sort it all out on what is important and why, don’t miss it!

- Do you really need to get an inspection of new construction? Monica used to work for a builder and she weighs in with her opinion.
- Jenn brings up how the builders are pulling permits on things, where does that come into play in whether or not to have an inspection?
- Are house inspectors trained and licensed?
- Jenn mentions how buyers should not solely rely on the inspector if they decide to get one, or solely rely on the builder, but rather they need to be there regularly and understand what is going on.
- Monica always recommends a pre-drywall inspection and explains why. She brings up other big things you may want to check on.

- Brandon Thompson has been around all aspects of real estate for a very long time. He has a lot of experience and advice to share.
- Brandon was a part of an experience where a buyer bought and didn’t get an inspection. The seller was hiding things on purpose. BRandon advises that just because you pass permits doesn’t dismiss the need for inspection and explains why. In this particular story, the house flooded and things were shifting in the house.
- Jenn asks Brandon what he thinks would be going through a buyer’s head when they think they may not get an inspection for a new home?
- $600 give or take is worth having eyes look at what you're buying rather than spending the hundred of thousands of dollars to then have your house sinking.
- Jenn says that an inspection on a new property can come back with two pages of issues not necessarily because the builder is bad but because there are a lot of things that go into constructing a home.
- Brandon Thompson shares his experience with brokerages, flips, long-term rentals, etc.

- An inspection on new construction is a good investment just as it is on a pre-existing home. Jenn and Monica talk through scenarios of why.
- Getting people to come back out after the fact to fix things is much more difficult than doing so up front.
- You should be recommending your clients to get an inspection because you do share a responsibility through the process to make sure they are getting what they pay for.

The way Jenn does things is not good for everybody. She refers a lot of business out, and she doesn’t work with buyers.

Monica has never been in the property management business. It is an entirely different business with different feels and it is not something that hooks nicely onto your chain if you don’t do it a hundred times to get profit.

If you are an agent who does 10 or 12 houses or you are an agent that generally helps investors, property management could be a good source of recurring income, says Jenn.

If you are not running your real estate residential business like a business, the chances of you running the property management like a business are pretty low, says Jenn.

If you are thinking that a real-estate agent will help the investors and then that person will also serve them as a property manager, that is a recipe for disaster. You are going to lose a client, says Monica.

Many real estate agents get into property management because they believe that it is a recurring revenue. But it's always different in reality versus the thought process.

Bridgette is really open to people making their own decision as to what and which way to go. Her only thing is you need to be a type of person that is going to be able to do administrative type things.

Many agents if they want to do property management, they stumble and they think this is guaranteed repeatable income, but like being a real estate agent, it's not as easy as it sounds, says Jenn.

In the property management business, people only call when they are home and people are only home on Sundays, on holidays, on nights and weekends, the time that you want to be off.

On this episode of the Real Estate Fight Club Podcast, Jenn and Monica are going to duke it out over the best way to get clients off the fence. Whether the situation is buyers that just can't make a decision or sellers that are struggling; There may be motivation to sell, but sometimes they are not quite ready. What do you do? Tune in for all the scenarios and work-arounds.
Episode Highlights:
- Jenn says to know if a seller is motivated to sell or not, it is best to probe them with relevant questions.
- Monica agrees that asking questions is very important. When the seller says we want to be on the market by the end of September…do not stop there…write down that date and ask them what is important about it specifically.
- If a seller is going to cancel the appointment because you are asking hard questions, then you are just going to spend a lot of time and money and you are never going to get anywhere.
- Monica and Jenn talk about the importance of asking buyers about their criteria. Do you fully understand their desires? Non-negotiables?
- Post discussing the buyer’s criteria, it is crucial to discuss the problem areas with the buyers.
- A lot of the agents that are in the business haven't had to do a price reduction or don’t know how to do them, says Jenn.
- As an agent you must pry, you have to dig, you have to ask them questions that make them think differently, says Monica.
- Jenn talks about scenarios when a buyer loses trust in a real-estate agent.
- If a buyer loses trust in an agent, then it is crucial to ask what changed their mind and help them, accordingly, says Monica.
- Jenn and Monica don't really have people on the fence, but that doesn't mean they don't have clients that haven't found anything yet. As an agent that is an average part of having buyers on your roster.
