- Jenn says that we all go through growth phases, and business and life kind of go together. So as you grow and reach a new level and feel overwhelmed, you need to figure out how you will deal with it in each stage.
- When Jenn was coaching with her coaches in the past, there is one thing they always said “breakdowns lead to breakthroughs.”
- Where do you need to grow as a person?
- What will you do in your business? What is acceptable in your business? What are your hours of operation? and What are you willing to lose outside of those standards are the biggest things that agents are desperate for every lead? says Monica.
- Monica inquires, do you hear hesitation a lot when you are talking to agents about using a showing assistant? Because people are hesitant to let somebody else go to the house and show the client the house.
- Lynn Peters joins the conversation as a tiebreaker. She is a real estate agent with re/max in Gulf Breeze, Florida, an active committee member on several committees there, and faculty for the Board of Realtors of Florida.
- Lynn suggests when you feel overwhelmed, manage your time and take it back. It happens, and you have to remember you, your family, and your health come first.
- Sometimes, you have to say I can make an appointment; what do you prefer? This time or this time and give them the option, and that’s a better way of getting around actually saying no, says Lynn.
- Lynn recommends that you manage your time and do it wisely because then you will be happier in your career, and you’ll love what you do again.

- After having a breakthrough, there are practical steps after that like, what is going on?, what are some patterns?, and where do I need to grow as a person? suggests Jenn.
- One of the best languages I ever got was from Peter Chabris here in Cincinnati. He gave me a couple of things, and the one I remember was I’m fully committed, and that phrase has changed everything for me because I could be fully committed to my business and life, says Monica.
- Monica says that overwhelm is a dangerous place to sit very long. It creates unnecessary anxiety, which leads to all kinds of issues, including actual physical health issues. But, if you’re a great agent in this business, it is also so repelling.

On this episode of the Real Estate Fight Club Podcast, Jenn and Monica are going to duke it out over the question of, “How do you know if you are truly meant to be an entrepreneur?” It is an interesting time in our lives because the Internet has created a platform for lots of entrepreneurship. Certainly, we as real estate agents are in the 1099 category in the eyes of the IRS, which means we are business owners, but do you have to be an entrepreneur to be a real estate agent?
Episode Highlights:
- Monica sees entrepreneurship as more of a mindset than a stamp. You have to have the spirit of understanding patience and time because it takes to grow a business.
- What is the definition of an entrepreneur?
- “If you are not an entrepreneur, you can still be successful in real estate”, says Jenn.
- Monica asks, “Do you think passion comes into play at all in entrepreneurship, like for success to be there?”
- “Passion pulls you through the hard times because this is something that people don’t realize when they go to start something”, affirms Jenn.
- “We are entrepreneurs because we have found what fuels our wants. Sometimes you have to do the thing that fuels the thing you want to have”, says Monica.
- Tiebreaker, Rahul Athavale joins the conversation to answer the tie-breaker question.
- Obsession and insanity kind of go hand in hand a little bit, and that is the part of doing whatever it takes.
- When someone says what he has done in the past and from those only ones was an actionable item that brought money in the bank closer to their goal, that is not entrepreneurship.
- In the beginning, if 70% of your calendar is not closing deals, you are not an entrepreneur, says Rahul.
- Tools are not the key for real estate agents, but what kind of content are you using, who is developing your content, and who is managing the content is the factor.

- Too many people think entrepreneurship is being in the owner’s role or the founder, but they are not willing to see that a true entrepreneur is in the dirt, says Monica.
- You have to have more passion for what it is that you are doing. There has to be something that pulls you through when everything is going wrong. You have to believe that what you are doing is for something, recommends Jenn.
- The closer you get to the goal, the bigger the challenges get, and as long as you are willing to stay the course, it always works out, suggests Rahul.

On this episode of the Real Estate Fight Club Podcast, Jenn and Monica are going to duke it out over whether professional ethics trump personal ethics or not? How do these two things work together for agents? The National Association of Realtors came down with some new rules and regulations for real estate agents. Tune in for how it all plays out.
Episode Highlights:
- As realtors, we have to help and serve everybody equally regardless of what they are and in fair housing because that’s a federal law, says Jenn.
- As per Monica, the NAR ethics are driven around you acting as an agent in fiduciary responsibility.
- Jenn suggests that there is going to be a rule at some point as a realtor that you are supposed to behave in a certain way that will add some points against what you believe is your personal ethics.
- Some things are a bit grey in the professional code where your personal ethics would probably bubble up in a real estate role.
- How does it work when you are representing the seller? What is disclosed and not?
- You can still be a real estate agent without being a NAR member.
- There are rules to help us not get ourselves in trouble in some cases, and luckily we have people that are rule followers, says Monica.
- Tiebreaker, Rachael Real, says that you don’t just turn your language on and off based on who you’re surrounded by.
- Rachael asks from a code of ethics standpoint, “Is there anything in there that you feel would put you in a position to dictate your personal morals and ethics over what the NAR board says?
- What carries more weight if you have a professional rule that doesn't align with your rules for yourself as a person and in life?
- If you are an unethical person then me telling you to be ethical is not going to change your behavior, says Rachael
- At some point, there is a progressive discipline in violation of things. If someone violates rules multiple times, then that agent may be in a position where he will lose a license or get suspended.
- If you look at the preamble of the code of ethics, part of our duties as agents is to self-police and keep people accountable for their actions, says Rachael.
- There is a lot of crossover in the code of ethics regarding discrimination and federal fair housing.
- Rachael says that when you look at the code of ethics, it is illegal to discriminate against people and not show them properties in areas you feel they might not belong.

- If you are licensed and a member of the NAR, you must operate under NAR codes because that is just part of having your license.
- In particular articles of practice, the code of ethics is meant to ensure that we all behave in a professional way even when we’re not acting in the capacity of a realtor.
- The code of ethics holds people accountable to a set of rules, standards, and rights.

- Lead generation is genuinely consistent time on a task, and showing up is like half the battle. Do what you are usually doing, like if you are the type of person who loves your plants, then do a video on your plants, says Jenn.
- The idea of content building and getting out there and doing it is the number one thing stopping agents from having the business they want. They are just not willing to be vulnerable, says Monica.

On this episode of the Real Estate Fight Club podcast, Jenn and Monica are going to duke it out over, “Should you do a preliminary title search before listing? Or do you think this title search should happen before we list a house?” Tune in for the details.

- Does title search fall on the seller, or does this fall on the listing agent?
- As a seller or an agent, we have to make the house available to as many buyers as possible and ready to go, and knowing that it is saleable is the title search, says Jenn. For 18 years, Monica has been doing it, and only once has a title problem caused the sale not to happen.
- The title company knows that all parties on board are ready to buy the house. We will only find a buyer, and that’s why we’re putting the house on the market, says Monica.
- While one has had some title issues come up when you’re in the 11th hour of the deal, it is more likely that the seller will do what it takes to fix that thing because we’re right at the finish line, says Monica.
- Amber says to Jenn that if she had asked her the question a month ago, she would have said no.
- Amber says that one of her clients once asked her, “Do you think we should do a title search on the house to make sure there’s nothing against this? And Amber replied that it was a good idea.
- In Southern Ohio, it is common for the buyer to choose the title company, but in most of the other places, the seller is doing preliminary title searches, says Jenn.
- Monica asks Amber, based on your experience, does it change your view on whether title searches should be done, or do you think they should be done under certain circumstances? What is your point of view?
- Amber says that if the title is clear, this is one little piece of the puzzle that you don’t have to worry about, and it can be good marketing potential.

- Jenn says that it is essential to do a title search if you have a property with multiple owners, have been in foreclosure, or defaulted in some way.
- Before listing a house, you need to get through the inspection to make sure all parties are still on board, and then you can do a quick title search, and you’re off to the finish line, suggests Monica.
- Tiebreaker, Amber Allred, joins the conversation, and she is going to tell the listeners whether sellers should do a preliminary title search before putting the house on the market or not.
