On this episode of the Real Estate Fight Club podcast, Jenn and Monica are going to recap the last year and look at where they think they were wrong. They discuss the episodes or tiebreaker that allowed them to see things a little differently. Then, they are also going to look ahead a little bit into 2022 and talk about what is in store. - As a real estate agent and as a business owner, we grow, and we change as well as the market grows and changes, says Jenn.
- In episode 3, Jenn doesn't think one should provide honest feedback to the sellers until they have agreed that they are hiring you.
- Many agents want to hang their hat on the price and the feedback to get the listing. Monica agrees with Jenn.
- In one of their episodes, they talked about agents selling their own home and Monica recalls Jenn being very adamant that it was a very bad idea.
- Monica agrees that the responsible thing to do is to have somebody who can be an advocate for you outside of the emotions of your own home.
- In episode 34, they talked about how much the agent should know about a listing. They discuss the differences in opinions.
- In episode 22, they talked about hiring a virtual assistant. Jenn was absolutely against it. What changed and why?
- In episode 26, Monica and Jenn talked about giving feedback to the listing agent.
- If you have listing agents and you have buyers agents, the listing agents are the salespeople. As salespeople, it is your job to control the transaction. If you want what you want, you have to go out and ask for it and get it. It's your job, suggests Jenn.

On this episode of the Real Estate Fight Club podcast, Jenn and Monica will duke it out over “Should you partner with another agent to grow your business”? Do you look for just a partnership, start a team, or leverage with another agent to grow your business?
Episode Highlights:
- When people get into business, there is a misunderstanding and confusion about how hard and lonely it is.
- When somebody who is not doing well sees somebody else doing a little better, they immediately want to grab onto their coattails, says Monica.
- Jenn says that you have to know who you are as a business owner and as a real estate agent before you can bring somebody else in.
- What is the difference between running parallel with people and entangling with them?
- What problem do you have in your business that you are trying to solve? Talk to somebody about that before you go partnering with somebody. It is detrimental to your future, says Monica.
- Jenn explains her experience with partnership.
- If you enter into a partnership, there are a lot of tedious terms that need to be defined.
- You can solve personal problems outside of a partnership; There are showing assistants and solutions. The solution is happening all around you, and it’s not in a team, says Monica.
- Monica explains how she journeyed carrying her real estate business while also starting her coaching business.
- If you feel the urge to join with someone else , you need to examine why and what that is. Is it just loneliness?
- Tiebreaker, Kim Laforet, joins the conversation. She is the team leader at Coldwell Banker at Hubbell Briarwood. She has been in real estate for almost 40 years.

- Monica suggests you don’t need the leverage to have more success. However, it is good to have a difference between the two. We can run parallel with people, but we do not have to entangle our webs with other people.
- If you are going to do a business partnership, have an end date, have a re-evaluation date because if you feel like you want to break up with them, it is already in the works to break up, says Jenn.
- If people are a leader type or somebody who wants to develop a team would be an excellent time to bring on an admin person. And if that person can do the stuff you don’t like, it can free up your time, and now you can make more money, says Kim.

On this episode of the Real Estate Fight Club Podcast, Jenn and Monica will duke it out over “Should you friend real estate agents on social media?” Relationships are a very important aspect of a successful career in real estate and agents should have to work together, helping each other; How does that translate to social media?
Episode Highlights:
- Monica says as an agent, you watch other agents brand themselves. You watch how they show up, you can learn from them in a good way, and you can know what not to do.
- There are a lot of markets where real estate agents are more combative than collaborative, and if that is like a market that you are in, you could also friend people outside of your market, suggests Jenn.
- If you begin to friend a lot of agents on Facebook and you are interacting with them, how does that affect the algorithms?
- Most people do not remember the name of their real estate agent because real estate agents think that all they have to do is mention to change your clocks. “If your clients need you to remind them to change their clocks, you need a new set of clients", says Jenn.
- Monica says to Jenn that they both are aligned on this idea- that as an agent, your ability to connect and have good relationships in the industry benefits you personally from a growth standpoint and will benefit the deals because the more you know somebody, the easier it is to work with them.
- Jenn suggests that you need to watch your social media activity; How often are you on it? What effects is it having on you?
- Most people see the result, but they don’t understand what you did to get there exactly. This is because they did not receive that work.
- Tiebreaker Ismael Gonzales, a broker in Mexico, joins the conversation and shares how business in Mexico is different from the United States.
- Ismael says that they network more and work in their sphere of influence a lot. Agent-to-agent referral is a great way to do business for them in Mexico.
- Find whatever someone is doing, what you want to do at the highest level, and then improve; It’s been part of the business, says Ismael.

- The more business you do, the nicer you should be. Be a human being first and a realtor second.
- According to Jenn, celebrating other people’s success is good if you see something that you strive to be.
- “Friending other Real Estate agents on social media is a part of our job”, says Ismael.

On this episode of the Real Estate Fight Club podcast, Jenn and Monica duke it out over should you fire a client and if so, how should you go about it? Monica and Jenn share their experiences and reasonings.
Episode Highlights:
- Monica says you have to have standards in your business, including how you let clients treat you. That includes the way they show up, the way they conduct themselves legally and ethically.
- If you hired me to keep you safe and protected you are doing something very unethical, and you could be subject to some real issues, and I don’t want that for you, and I won’t have it for me, says Monica.
- If it is not working for you, it is likely not working for others, and that is in every relationship like with your friends or with your colleagues, and it is a lot harder than it should be, says Jenn.
- If you are saying yes to all the clients and you are feeling drained, you are probably doing that in a lot of other areas of your life, and that is something to take a look at, “What do you truly value?” and start with the end in mind.
- When you are doing business and have that negative energy from a couple of clients, you will continue to attract that because all you are saying to yourself is “I hate this business.”
- Who are your top clients? Who did you enjoy working with? Who are your friends and what do they have in common? When you write those down and start thinking about who your ideal clients are, it will be easier to recognize the people.
- Jenn explains how part of firing the client or buyer starts at the beginning, and it starts during the initial consultation.
- Have a tough conversation with the client to try to make it right, and that also means that you have to be willing to see things differently.
- Tiebreaker Chris Jones, founder of Guerilla Realty, did a tip season for realtors with him and a video about all the free apps that he designed.
- Chris came with a little resource that realtors can use to fire a client. The term ‘firing a client’ came from Tim Ferriss' 4-hour workweek.
- Sometimes you have to apply the Pareto principle to your clients and people who are taking a disproportionate amount of your time and energy but who aren’t creating the same disproportionate profit for you, so you should fire them.
- Jenn says many real estate agents are like solopreneurs. If you are doing 10 to 15 to 20 deals a year. How do you determine unemotionally the amount of time that is disproportionate?
- Every realtor intuitively knows when they want to fire a client because most realtors if they constantly had multiple escrows and multiple deals in the pipeline, would have no problem firing their customer, says Chris.

- When meeting a client, do you get excited over the need and desire or do you get drained of all your energy?
- Monica explains that if you do any business level and you haven’t fired a client, you are probably camping yourself out in some way.
- Chris suggests having a tough conversation with the client to try to make it right, which also means that you have to be willing to see things differently.
