On this episode of the Real Estate Fight Club Podcast, Jenn and Monica are going to duke it out over the question, ‘what are the biggest mistakes rookie agents make?’ If you are not a rookie and you are listening, stay tuned as this episode has a lot of insightful pointers for you. Andy Pillar, the tiebreaker today, saya that rookie agents don't spend enough time inside of their lead generation or revenue generation. Get all the details!

- As per Jenn the biggest mistake is beyond anyone's control. It's like the process of getting a license. It's like so easy and it's the same and we need an apprentice program.
- One of the biggest mistakes is made by those people who enter the business without thinking of it as a business but as a hobby.
- In the eyes of the IRS. You are a business owner. You are a 1099 independent contractor, and that means you own a business and that's not like some random label they slap on you, says Monica.
- As per Monica, the biggest mistake rookie agents make is that they don't understand that their number one job is to hold top of mind awareness in the category of realtor in the minds of as many people as they possibly can.
- As per Jenn one of the mistakes that rookie agents make is not having any sales training or sales experience or sales background.
- Monica says that as an agent, if you are not trained then it is a mistake and waiting won’t help. It's better to go out and find the answers. Ultimately It just depends on how badly you want the business and how badly you want this career.
- One of the big mistakes that people make is they don't, they follow, they don't follow up on the right leads and they follow up on the wrong leads, says Jenn.
- Jenn explains that a lead is not somebody who is going to buy or sell real estate. Instead, a lead is somebody who is going to sign a contract within the next 72 hours.
- The problem with too many leads is if you have a bunch of people that aren't motivated, they will block from the people that are motivated.
- If as an agent you are desperate, you are going to say yes to everything and if you have your standards in place and you are doing the things that you know to do, you understand your numbers, you know how to get results, then you are not desperate, says Jenn.
- For rookie agents, Monica suggests that don’t get too comfortable in your positions or lifestyle, keep the hunger alive so at to keep the business going.
- One of the biggest mistakes that rookie agents make is listening to the wrong advice, says Jenn.
- Tiebreaker, Andy Pillar joins the conversation, he is the head coach at Pillar 9 coaching.
- Rookie agents have brokerage costs and splits and desk fees and fees and all of this other good stuff. They don't operate on a budget. They don't operate on a P&L. When it comes tax time, they mess it all up, says Andy.
- Andy suggests agents to have a separate business account so as to keep a track of the finance.
- This very simple change of running it like a business, opening an account, putting in a fund will empower you to be a business owner, says Jenn.

On this episode of the Real Estate Fight Club Podcast, Jenn and Monica are going to take on the question of, ‘how should an agent ask great questions?’ What makes up a great question? Why aren't we asking more questions? Please stop talking and start asking questions; It is the single best thing you can do for your business right now. Tune in.

- There are powerful questions that real estate agents need to be asking so that they can do a better job.
- Talking about consultative sessions, Jenn says that she likes strategy sessions because in order to have a strategy you have to have the full picture.

- Jenn stresses on the importance of asking questions that are hard to ask. This is where many real-estate agents stumble.
- When you start the process by asking those questions, not only are you doing your job, but you are also ensuring to provide the client proper service that they deserve, says Monica.
- Monica points out that due to lack of confidence, many agents hesitate to ask questions.
- Jenn says that during the pre-listing stage if you are asking your clients the hard questions then you are minimizing your time at their house.
- Apart from confidence, at times agents hesitate to ask questions as they are scared that the potential seller or buyer is going to use them if they ask too many questions, says Jenn.
- Jenn says that if a client gets offended by hard questions at the beginning then the chance of closing that deal minimizes.
- Motivated people will answer every single question and they will be appreciative, and you will stand out, says Jenn.
- Asking questions creates you as the leader. Always say the number one thing that happens at a listing appointment. Establish yourself as the leader of the process because that will then carry you forward for the rest of the relationship, says Monica.
- Jenn and Monica talk about buyers' perceived value.
- Monica says that agents are reluctant to ask questions because they are afraid to handle the objection.
- Tiebreaker, Russell talks about a specific process that he has about how to get the clients to not only list with him but list with him at the right price.

- As a seller, hire somebody who knows what they are and has a track record of being able to close the deals, suggests Russell.

How To Choose A Referral Agent! -EP 153

On this episode of the Real Estate Fight Club Podcast, Jenn and Monica are going to talk about the right way to interview a referral partner. According to Jenn most people don't refer enough; It's not only for people who are moving out of your area, but you can refer inside of your area as well. Depending on your client, you might want to give them a couple of choices, says Monica. Tune in.

- Jenn says that often people first look inside of their brokerage. Could that be a mistake?
- It is important to interview several agents before referring, says Monica.
- When your friend reaches out to you and says, hey, do you know anybody in Wyoming or whatever, ask proper questions like: would you like a couple names, do you want to interview? Would you like me to interview? Or pick one for you? What do you want?
- One of the first things you can just do is start reaching out to a couple people that are on your radar for whatever reason and see if they answer the phone or return your call in a timely fashion, suggests Monica.
- When Jenn inquires about a referral agent, it is important for her to know how many deals they handle and who would be the contact person with the client.
- Monica won't prefer to refer to an agent who has a team because that buyer's agent will have to give a split to her, split to the team and a split to the broker.
- Jenn says that whether an agent has a team or not it is important to note that their sole job is to help your client find something and everything else is taken care of.
- What about being aware of the production awards inside other companies, how does it help?
- If you are in a market like Ohio and you have maybe family in Florida or California where their average price is a lot higher than those referral checks are like more than our regular Commission check, says Jenn.
- If you have friends all around the country whether they have lived there forever, they move there or whatever. You can talk to those people out of town, friends via a Facebook friend list you can post just to them, and you can begin educating them as to why they would want your help in identifying and finding a local real estate agent, says Monica.
- As a real estate agent, we have agreed somehow to be called by everyone, says Monica.
- Jenn says that when referring agents, you will have to think what is best for your clients and this is the case for generating so that you can make decisions that are based on your client generating enough leads so that you are making decisions that benefit your clients.
- Monica suggests that when referring agents treat this like a source of income.
- Tiebreaker, Scotty Hernandez, from Oklahoma City eXP joins the conversation. He also owns a photography company called Scatterscape.
- When selecting referral agents, Scotty usually starts by asking how long they have been in the business.
- In Oklahoma City, not everybody knows about ticketing. Scotty discusses how it works there.

- What you can do is find the best person for your client and that could be in or outside of your brokerage, says Jenn.
- Jenn and Monica discuss how important it is to refer to those agents who have a proper process.
- When it comes to selecting a referral agent, usually Scotty tries to find someone that's within his group already referring agents.

On this episode of the Real Estate Fight Club Podcast, Jenn and Monica are going to throw some scenarios out, and they are going to discuss and may argue about what a client would say in such scenarios. These role play scenarios will provide you with some good language to use when you find yourself in various situations with clients. Don’t miss it!
Episode Highlights:
- What should you say when a client you are kind of talking to, are not a client yet but might be a probable prospect?
- In a scenario Monica calls Jenn for one of the properties that are listed. Jenn shares a few probable questions that she would ask a caller, "How long have you been looking?" "What's prompting you guys to think about moving?" "If another house came up in the neighborhood, would you be able to buy it right away or would you have to sell your house first?
- During the initial conversation Jenn often strikes to build a connection and gather information about the client's motivation.
- Jenn says that she should call or e-mail the potential client who is actually relevant because everybody knows those portals are not like 100% relevant and we know that the client is off talking to 16 other realtors.
- Monica disagrees with Jenn and says that if you were providing the information and if you are servicing and part of the portal is the servicing the clients, then there is nothing wrong in using that.
- Jenn says that finding and focusing on motivated clients are really important. If as an agent, you have 200 leads that aren't motivated and aren't going anywhere. Then it is just a waste of time and resources.
- The definition of a lead for a top agent is somebody who is going to do a transaction and sign a contract within the next seven days.
- The next scenario that Jenn and Monica discuss is what do you do with somebody who says, "I may want to move next year, don't forget about us."
- Jenn says that agents often spend so much time on potential leads who are not motivated that they are missing out on the people who are actually motivated.
- Implement your smart campaigns until the people are ready and then leverage take over. So, as per Jenn, follow up with the people who are going to make a contract with you or with somebody else in a set amount of time in the seven to 10 days.
- Jenn and Monica discuss commissions and what to say to a client when they ask for a discount or cut in the commissions.
- There are a lot of ways to sell a house. If people are asking you questions, that's a buying signal. Questions are good, says Jenn.
- Michael Foster, the tiebreaker for this episode, explains how interest rates and cost of houses go up and how it is not a wise decision to wait for buying a house. He says the longer you stay in a rental where you are, you are going to be paying somebody else's mortgage. And why not be building equity because for the next three years they are looking at homes appreciating as much as 23% versus you paying 23% more rent when you would rather be putting money in the bank.
- Another situation that Michael usually encounters is the question usually is "I am not ready to take on a real estate agent yet. I am just looking on my own. I am just going to open the houses."
- Michael had a client who had said to him that they were looking on their own. So they went ahead and started looking on their own. And they went to an open house, and they fell in love with it, but they didn't have an agent, so they missed out on that house.
- Michael tells his clients that as a buyer's agent, he doesn't cost the client anything. He is compensated through the seller. So, his efforts are 100% to take care of the client and protect the client's interest.
- Michael talks about a scenario wherein a client really likes a property but does not have the time to go and visit the property. He shares what he does in such scenarios.

- Initially Monica focuses on getting the clients in a portal where she is the one who is sent their house as an agent. On the other hand, Jenn tries to learn about their motivation and focuses on setting an appointment.
- Don't wait on people who are going to take 6 months or so instead focus on those who are going to sign a contract in the next couple of days, says Jenn.
- Tie breaker, Michael Foster, partner at Foster-Vosburgh Realty Group, joins the conversation. He shares his opinion on "What are the common objections that the agents are dealing with?"
