On this episode of the Real Estate Fight Club Podcast, Jenn and Monica are going duke it out over this question, "Are you leaving money on the table by not having an agent referral strategy?" Jenn and Monica discuss local, across town, out of state, etc. As a productive agent, there is some business that you shouldn't be doing. How do you decide and narrow? The more you strategize about what you want, the more of that you’re going to get; Tune in and learn how.
Episode Highlights:
- We have always referred out our buyers whether they are local or moving somewhere and that is easy to do, says Jenn
- After four to six years as a productive agent, something hits you in the face and then you realize what is the business that I want to run. What lead source is the most profitable for me and when you begin to think about that, you realize that there are some businesses that you shouldn't be doing.
- If you moved from a different location to your new home and you don't know anybody, you can have an agent referral strategy back at your old home for your spear center of influence and people you know there.
- Leaving money on the table by not having a good agent referral strategy has not been something that Monica has ever done.
- Many people have not written down their spheres of influences. Jenn talks about why it is important. You have to know who you are and what you are after and then find strategic partners for that, says Jenn.
- We have Becca Ellis from Raleigh, NC for a tiebreaker and she is going to teach us how to use agent referrals as a strategy for getting business. She is on track to close around 30 million in volume in 2022 and a large part of this is due to agent referrals.
- “Wake County was the number three fastest growing county in the US in 2021”, says Becca.
- Having your picture on your business card is a good idea because it's kind of like going back to social media too.
- Becca made a lot of friends within her company, and they do life together and they are way more likely to send her the referral than somebody else.
- You can get information on where people are coming from and how many are leaving your city from the chamber of your country and intentionally reach out and find somebody in that location that does business like you, says Becca.

- Buyers are more expensive than sellers, but this starts by knowing what your expenses are for a client, says Monica.
- Meeting people in events, following them on social media and a follow up system in place to stay in contact with these people is Becca's criteria for building her referral business.
- If you are from somewhere else, you can also do business in that other place if you have a referral partner there, says Jenn.

On this episode of the Real Estate Fight Club Podcast, Jenn and Monica are going duke over the question, ‘What is the single best way to get a listing?’ Tune in to find out!

- Monica says that if she needed a listing today, she would call ‘For Sale By Owners.’ She would even look up an expired listing if she knew the area really well.
- Agents are nervous to niche down because they think they are going to lose business but that's not true, because the more you niche down, the more specific you are to your point.
- If you have a buyer that's looking for something specific, that's also a good way to get a listing. Give information about listings, educate them about the market with the listings, understand all of the information you can understand about the segment of the market.
- What common mistakes do agents make?
- Open houses are some untapped resources potentially for finding a listing because a lot of those potential buyers are sellers.
- It is just as easy to begin to focus on higher price segments of the market than the lower price segments and a lot of people are intimidated by that, says Monica.
- Today we have Bob Mangold as a tiebreaker; Hehas been in real estate for 30 years and he is doing coaching and training for agents. He also has a real estate software company.
- How are you going to get rid of the headaches and how are you going to make the process hassle free?
- Bob says to look and understand what's going on in your business and identify what it is that you can offer to somebody when you sell their house. How do you guarantee that they get the highest price?
- What if you look for a discount realtor in your city?
- Bob talks about unique selling propositions.
- “Every listing that we do, we have professional photography done. If we need to stage a house, we will stage a house because we want to see that house in the best possible light and looks,” says Bob.
- The real estate business is changing. The question is, are you changing with it? You just have to change the way you think.
- In order to take and submit an offer on a house, you have to have a pre-qualification letter, pre-approved, says Bob.
- If you do your job correctly in the open house, you will get a lot more business from it, but you also have to have a process.
- Your income is directly proportional to the power of the questions you ask. If you ask good questions, your results will be better. If you ask bad questions, it will be bad.
- An agent's job is to figure out how to get as many possible people into your property into a shorter period of time.

- Jenn's top lead source today for a listing if she had to get one today is she would call every lead for sale and ‘for rent by owner’ that is available.
- As per Bob, the first thing all agents should be ready to figure out is- “Why should I list my house with you over all the other options?” If you can answer this, people are more compelled to say you are the right agent.
- Bob has created a process for teen age agents so that nobody ever asks the question, how old are you and how long you have been doing this. They simply created a system that was built around the process of how we sell your home, not about us.

On this episode of the Real Estate Fight Club Podcast, Jenn and Monica are going to talk to Kara Newton. Kara is not some sort of trained wizard or a media agency guru but she is an incredible agent; Her team is called the TKB realty group. They are going to discuss how to sell more than 75 homes in your second year of real estate only using social media; Don’t miss it!
Episode Highlights:
- Kara started on her license officially in May of 2019. She had three people over the last three years trying to tell her to get in real estate before she got into it.
- In my first six months Kara sold 10 homes and next year she sold 60. In her second year she sold 79 plus, including 5 referrals. This year she is on track to probably close somewhere between 80 and 90.
- Whatever Kara does she shares that on her Facebook wall, and she is very different and very strategic on what she posts. She shares a lot about her life. Everyone on her social media knows about her life.
- If you want people to hire you, you have to show them that you're capable of doing the job, says Kara.
- Kara would do a story before she does a showing. Then when she got there, she would take another little video walking up steps or would find something in the house that was kind of cool and would share that.
- Kara tries to do something inspirational most days and then usually she will do something with real estate and then she tries to do something with her family. She spends a lot of time with her kids.
- When you read so many books and do lots of mindset work it's going to help evolve your business, because when you grow yourself, it grows everything, says Kara.
- In the last two years, Kara didn't need to do any of the marketing. The house was going to sell regardless. But now the market units are a little bit different so the people that saw her do it when she didn't have to do it, they're going to decide that she created a standard, so she is going to do it.
- People have way more in common with the broken side than the success side and if you never show that you are not connecting with anybody, says Monica.
- Kara still battles with what people would think before she created her life around what people would think.

On this episode of the Real Estate Fight Club Podcast, Jenn and Monica talk to Kevin Yoder. He is a certified Bob Proctor and leader. Today they are going to discuss if ‘For Sale by Owners' (FSBO's) are still a viable source of business or not. The goal of all FSBO's is to have massive success and Kevin has a really cool approach, you don’t want to miss it.
Episode Highlights:
- Kevin shares how he got into ‘For Sale by Owners’.
- Kevin has 20 years in real estate and for the first eight years, he wasn't doing any active regeneration. It was mostly referrals from influential past clients.
- Initially Kevin relied mostly on referrals, but later he realized his potential and in June 2011 he took 23 expired listings all by himself.
- Kevin shares how long he is on the phone each day + how many contacts he was making each day to get those results?
- Jenn talks about the importance of commitment in generating leads.
- Kevin says that as a real estate agent your goal has to be bigger, has to morph the feeling of rejection when someone says something to you on the phone and maybe they hang up on you.
- When calling clients, it really comes down to one self-concept, self-image. All of these things are tied to production and productivity, says Kevin.
- Self-esteem, self-ideal, and self-image are the three drivers of the self-concept, says Kevin.
- Agents have to really think about their income needs and what they really want and make a plan to execute the things that will get them there.
- If Jenn had to choose between For Sale by Owners and expires, she would do For Sale by Owners.
- FSBO's are not necessarily the easiest, but there are opportunities every single day in that category.
- Jenn says that the purpose of an initial call should be to set an appointment, not to make a sale at first but to set an appointment.
- A seller really loves multiple buyers, whenever that happens, the price of the property always goes up and a seller would love that.
- It is important as a real estate agent to develop a proven formula.
- Monica says that even though a realtor sets a process some of them still lack the confidence to reach out to people.
- According to Kevin there are two sides of things; there is the system side of things, but there's also the documentation.
- Think about the mindset of leaving people better off than you found them; You are going to seek out ways to do that.
- If a seller decides to list their own house it is a high chance that they might close the deal less than the market value, hiring a realtor is actually a good option, says Kevin.
- A lot of times what happens with one buyer interested, they will ask you for the world, but if we have 10 or 15 buyers all fighting for the same property then they start to drop silly contingencies in an effort to get in the home, says Kevin.

On this episode of the Real Estate Fight Club Podcast, Jenn and Monica are going to duke it out over Is real estate really for you? For the first 8 years, Jenn kept wondering whether real-estate was the perfect business for her or not. Later she came to the conclusion that she is a numbers person and real-estate is one such business that could prove to be the biggest return on her investment of time, and it gets her to where she wants to go the fastest. What about you?
Episode Highlights:
- Jenn shares how she had two choices: to do what she wanted to do or work for somebody else.
- Monica loves making new relationships, and this is what spiked her interest in real-estate. She also says that you can't find another business where you could carry millions of dollars of inventory.
- Jenn knew at an early stage of her career that she wanted to be her own business owner.
- Monica says that there are a lot of agents who are in this business and really don't enjoy it; They don't see the long-term play for it.
- As per Monica it's ok to taste failure at the start of your real-estate business, but if you are genuinely interested in your business then the success will come gradually.
- If you are asking yourself the question of ‘Is real estate the right business for me?’ Jenn would say, well, why did you get into it in the first place?
- How do the dynamics of transactions and relationships go together?
- People don't have clarity about what they want in their life at all. As per Monica it's more about perspective because it's easy to get clarity when you know all the choices and it's a lot harder if you don't.
- Monica says that there is no one right personality type that is a good real estate agent. She further adds that any personality type can be a great real estate agent and there is not just one way to do it.
- There are different pathways through real estate. Somebody who doesn't want a big financial life, they just want to simplify and then that's going to be a different path through real estate than somebody that wants a big, fat, fancy, luxurious life, says Monica.
- Successful real-estate business owners are consistent over time, and they talk to more people.
- There are things that people don't like to do until that activity links them directly to their pocketbook and then all of a sudden, they love it, says Jenn.
- Tie-breaker, Eric Orland, was an earlier investment banker, now he is at eXP. He has over 2000 agents in his group within 2 1/2 years.
- Eric shares how he became successful, and he also talks about her career journey.
- Eric came to EXP not with the mindset of ‘if he was going to be successful’,but how successful he was going to be.
- In order to become successful Eric says that first you have to like what you do and second is you have to understand the risk reward ratio.
- Each morning Eric wakes up with a positive attitude and he focuses on being in a positive mindset by surrounding himself with positive people.
