On this episode of the Real Estate Fight Club Podcast, Jenn and Monica are going to duke it out over the question, “Should you use storytelling in your marketing comments?” Do you know what storytelling is in the marketing comments? - Jenn suggests it would be best if you didn’t take artistic shots but took the normal picture of the house.
- Buyers drive by the house and they know tons of stuff about the sellers before they even go in the house. Jenn shares her take on how this impacts marketing strategy.
- When we have an incredibly low market going on, you can just put a stake in the yard and say this one’s for sale, and you will get it done. But Monica doesn’t think that that is true all the time. So there is something to be said about creating a vision, and stories create visions.
- Jenn has worked with buyers, and they do have decisions based on location and other critically important factors. She thinks if you add fluff, it makes decision-making confusing.
- Today, Aaron Smith, a licensed agent with the EXP and podcaster, joins the conversation as a tie-breaker.
- When we list the house, buyers look at the price and the bedroom. The next thing they do is filter through all the photos, and then eventually, they will find themselves in the marketing remarks, says Aaron.
- When you go to put the marketing remarks out there, the most critical person or the buyers will read them, and they are going to set up the showing on the house and do their thing, says Aaron.
- Aaron shares her thoughts about people taking pictures of the door knocker and throwing in MLS.
- As salespeople, we have to realize that all types of personalities out there who look at every detail, says Aaron.

- The listing needs to be the property’s details, and it makes sense to do the video and create the story, but it also depends on how people like to consume content.
- Jenn agrees that buyers fall in love with the property, but she thinks there are better avenues to tell the story than in the description. But as per Monica, the description is the avenue to tell the story.
- Aaron feels like you only get so many characters to describe, but you need to keep it convincing and use the adjectives that sell the benefits of the features.

How Are Real Estate Agents Winning Deals In This Competitive Market?- EP 129

On this episode of the Real Estate Fight Club Podcast, Jenn and Monica are going to fight about what are the top negotiating strategies to win a deal? The two broad categories for winning the best deals are relationship with the agent and positioning of the offer. Your relationships in this market help you win deals. Tune in for all talk on structuring the deal and what strategy will come out on top!
Episode Highlights:
- Jenn’s hostility is going to come out with what you shouldn’t do if you’re trying to negotiate a good deal, says Monica.
- The tip is you do have to call the listing agent to ask questions. You can find out as much information as you can about the seller about what they want, what they’re looking for, but don’t be annoying about it, just be normal, suggests Jenn.
- The seller gets to decide about the offer, but realtors are also people, and we do not hide our feelings very well. We need to take the best offer, but if we know the agent is a lunatic, his clients are too.
- The first point of negotiation is the initial contact with the agent because you are finding out about the seller, and you are giving buyers what they want, says Jenn.
- Monica asks Jenn, “what do you think about saying to the agent, ‘if there is anything that your sellers need that you think we could adjust and get done, or opening the door for a comeback from them?’”
- A buyer’s consultation is so important because it is part of the negotiation and preparing them about the market and what to expect too.
- Cash is king, and it is still speaking louder than any sort of contingency. Cash or the best price is the motivating factor for the sellers.
- Relationship with the agent and then positioning is what needs the buyer to understand in the ranking of sellers, says Monica.
- If you are submitting a few contracts and it is not getting accepted as the buyer’s agent, the buyer will stop trusting you. So, bring somebody else in before you lose that client.
- Tie-breaker, Sheryl is an EXP agent out of Tampa, Florida, and she was part of the team that helped build the iBuyer program that EXP uses.
- In so many markets, the iBuying dynamic is prevalent and what Sheryl loves so much about working with investors is it is not emotional, it's all numbers.
- Jenn asks Sheryl, “What are some of the tips that you have seen work that maybe traditional agents haven’t thought about doing but could do?”
- There is no coincidence that for experienced, seasoned agents, 85 to 90% of their business comes from their spirit of influence, trust, and love with agents and clients, says Sheryl.
- Sheryl suggests acting according to the situation and learning what your client wants and needs, assessing the situation on the seller's side of what they want and need are tips for winning the deal because it is just a matter of managing both.
- If you are an agent doing less than ten transactions and a single deal represents 10% of your annual income, you have to get to a place where you can pull yourself and your wants, and it has to be focused on helping your client, says Jenn.
- Sheryl has 36 iBuyers transactions with an admin and produces profitable lucrative business in a month. She says that her investors are working in multiple markets and explains what it looks like.
- We need to bring more value to the marketplace, and we need to do better in a collaborative nature, suggests Sheryl.

- Keep your honor and your word, people will pick your clients, says Jenn.
- If you have 30 showings, still call the agent because that is when they are going to tell you everything about that buyer. When they submit the offer, you have the leg up.
- In a multiple offer situation, you need to make yourself stand out somehow, especially when writing up your offer, says Sheryl.

On this episode of the Real Estate Fight Club Podcast, Jenn and Monica are going to talk to Luke Acree. Luke is the President of Reminder Media, and he is the co-host of the Stay Paid podcast, which is related to marketing. Luke explains that they worked with about 140 different industries, and it has been interesting to see the effects of marketing on consumers across industries. Tune in!
Episode Highlights:
- Luke talks about the Stay Paid podcast, where they go over all marketing and sales. So they get to interview many people, but not everybody agrees, some people we disagree with.He says it is awesome to get all the different perspectives.
- Real estate agents aren't ashamed to market, but they are embarrassed to sell. They are very personable by nature, and they naturally tend to drift to the idea of building relationships, says Luke.
- Monica asks Luke to give a little highlight of Reminder Media because many agents know what it is, but they might not know it by that word.
- In the beginning, we created a 48-page coffee table publication for the real estate business. Luke explains the concept.
- Luke never sells to people on statistics, what he tells them is there is gold in your database, and what they need to do is acquire a way to go mine and dig that gold and get it.
- The irony is that the magic is not in anything with real estate. The magic is in the human-to-human relationship strengthening and deepening of the relationship, says Monica.
- Most agents are focused on their sphere, and if that's where you're focused, then that is where you are going to get the return, says Jenn.
- Monica says that agents love to have a predictable business by referrals, but they don't feel like they know how to do that. So, she asks Luke, ‘what do you think is the secret to creating a predictable, healthy, long-lasting, sustainable referral business’?
- The client doesn't want to hear from you from your frequency. They want to hear from their frequency. Then, they want to hear from their channel, says Luke.
- People will only receive the frequency that they prefer. So even if you prefer a phone call and get emails a bunch of times, you are probably not even going to see it.
- Tampere University partnered up with US postal service to do a whole research study and found that print was more memorable and created a better emotional response than the digital advertisement, says Luke.
- If you are frequent and you create impact, but you don't build trust, you're going to end up with many best friends and no money, explains Luke.
- Another way Luke tells people to create impact is through accolades of your client testimonials. How long have you been in the business? How many families are you helping? How many have you helped in the past? You should share that with people.
3 Key Points:
- Luke says that if he were going to go in and start a business in real estate, he would want to make sure he understands the right question asked and the right question in his mind is 'where do the transactions come from'?
- If your sphere is not big enough to do the level of business you want to do, that is where you need to make friends, and the way to make friends is cold calling, and then your business will thrive based on the people that you know, says Jenn.
- Luke always tells people to rely on the rule of seven in marketing. The rule of seven means it takes seven times for someone to see your brand and become memorable to them.

- Jenn wants to have in the house a way that there can be a hologram or something that can tell you from the homeowner’s point of view why they loved living there or something that we as relators can’t say.
- There are people buying houses virtually in the virtual world, but Jenn doesn’t think that replaces real estate agents. As real estate agents, this is an excellent opportunity to learn about technology because it’s happening.
- Artificial intelligence has become more advanced, but it can’t replace the psychology degree we need to get a client to the finish line. There’s such a human aspect to this business, says Monica.
- You could research a lot before you even started selling your house and prevent some last-minute hiccups that we all know, suggests Monica.
- There are things in our world that can be improved, and as a group of people overall, Jenn thinks we all are a little too stuck with how things have always been done, and that is a mistake.
- Matt Lionetti, joins the conversation as a tiebreaker; He is a real estate agent with the brokerage called The Agency Re.
- One can buy any piece of clothing online, but many still always go to the mall because there are some things that people are always going to want with human interaction, says Matt.
- The advancement in technology will get dicey when you need some real-time specific answers, says Matt.
- Real estate agents will have to have a master’s degree in psychology if everything goes tech-based, and also, a lot of people don’t understand managing emotions.
- As technology grows with every benefit, there are also disadvantages. So we need to find out what we do for the public and ourselves, says Jenn.
- There was so much talk a couple of years ago about how robots could replace teachers, and this pandemic has taught us more than anything that people want to send their kids to school for human interaction.
- With technology, we are not going to do inspections anymore. Instead, it will have a drone go through for inspection, and many people have started doing all things online like sell, purchase, or agreements, says Matt.

- There is a lot of a real estate agent's job that technology can’t take away, not just being like the psychologist, but like the relationships of knowing each other too, says Jenn.
- Things are already changing and going more tech-based, but as per Matt, the tiebreaker of this episode, people will always want that human interaction.
- It feels like the world is becoming smaller in the real world, and people realize, especially with COVID, that they can do their job, which they thought they had to be there, could do from anywhere, says Jenn.

On this episode of the Real Estate Fight Club Podcast, Jenn and Monica are going to duke it out over what is the best lead follow-up system? A lead for Monica is a referral from a client, and she does whatever it takes to get in touch with that person because they might also expect her call. Jenn uses all forms of communication if a person or lead doesn’t respond once because her thought process around that is - they will respond in their preferred way of communication. Tune in for all of the details!

- If you have a referral lead and if that person doesn’t call you back, it still does not mean they don’t want to do business with you, says Jenn.
- Jenn inquires, in the case of referral, you first call the person, and they don’t return the call; what do you do?
- A certain percentage of buyers are listing, but Jenn does not care that much because she would help you if you want to be helped.
- For internet leads, you have got to be quick. But, if you are doing Zillow leads, you have to understand that this game is one with consistent persistence, suggests Monica.
- Jenn answers the question: When does she give up or move off from the lead if they never talked to her?
- The goal is to get a response, and if you have got 15 leads, that is a lot because all you are doing is a lead follow-up every day, says Jenn.
- Honestly, the answer to the best lead follow-up strategy is that it depends on what lane you are in and how serious you are about that lane, says Monica.
- Monica shares her advice on Zillow leads.
- Tiebreaker, Jamie Woodall, licensed associate real estate broker at Pat O’Brien & Associates, joins the conversation. He says before becoming a real estate broker, he was a pastor and was visiting about, opening up churches, making connections, networking, and inviting people to create things together.
- Immediate, passionate, and energetic response is the best lead follow-up strategy. Jamie gives his advice on timing.
- If you don’t generate leads, you have nothing to negotiate, and if you work in order of priority following up and generating leads, it is more important, affirms Jenn.
- You can put all of your detailed information on the contact card of your phone so that when you shoot it to a new lead, they at least have you in their contacts list that they ever do need help, suggests Jamie.
- Many agents are starting to do videos on different neighborhoods, so that could even be something if new clients are looking at a specific community, and this idea is creating values, says Jenn.
3 Key Points:
- Most brokers have an automated system, and automated is better because the problem with lead follow-up is that after so many leads, it is very difficult for you to do it manually, says Jenn.
- If you want to build a business based on cold leads from Zillow, and that is your strategy, then you better get a solid follow-up system, recommends Monica.
- The main thing that Jamie looks for in the first conversation with the lead is their criteria for a home, price range, timeline, and the main reason they are buying the home.
