On this episode of the Real Estate Fight Club Podcast, Jenn and Monica are going to duke it out over this question: “Is it better to worry about increasing your sale price, or is it better to increase your unit count?” Tune in for all of the opinions and things to think about!
Episode Highlights:
- When you do a lot of units, you can develop a process, develop your system, and become more efficient. When you do fewer units, you are just reinventing the wheel all the time. It also goes down to whether you are the type of person who likes instant gratification.
- Once you get up to ~35 to 40 deals, it’s almost easier to do something like ~65 or 70. And then once you get to 80, it’s just easier to do over 100.
- As per Jenn the unit count goes up until you get to some point at which you have too much and then there could be diminishing returns.
- If you are starting up your business, you need to do deals because unit count matters the most in the beginning. You can be somebody who sells a million-dollar house, or you can be somebody else that sells four houses for a million.
- In coaching, when you are creating clarity around your goal, the first thing we are talking about is how many deals you want to do because this business will fund your life.
- If you are ramping up and running a business, unit count matters to get your processes in place in the fastest way, and the easiest way to get your process in place is to do a lot of units.
- We have Javon Martin from the J Martin Real Estate Group out of eXp in Houston, TX, for the tiebreaker.
- Jenn can understand from people’s point of view that if you want to make more money, you will get paid more when you increase your sales price, but it is still the unit count.
- How do you get better quality and provide better quality?
3 Key Points:
- Unit counts mean nothing to Monica as a business because her efficiency comes from profitability. If you could make the same amount of money and do 20 deals versus 60 deals, she would do 20 deals.
- Focusing on the money doesn’t always mean that the units will come.
- To increase your business, it is better to increase your unit count. Jenn always tells real estate people to chase the unit counts.

Many might know him from Real Estate training and Coaching School Podcasts and his wildly popular book Harris Rules. They discuss how to be successful in business in general and in real estate, there are many rules to be successful, and there are all some rules that Tim Harris narrowed down to simple steps in his book. - 95% of all transactions in 60 months are going to be done by agents or people who do not yet have real estate licenses.
- There has always been a high failure rate in any business, and 24 months is the average amount of time that any business, according to SBA, stays in business.
- Tim and his wife knew each other in high school, and they have been married for 31 years. They bought their first investment property when they were right out of college.
- One of the things Tim has learned is that very few people are willing to do what they don’t want to do when they don’t want to do it at the highest level. Very few people are willing to learn the necessary skills, and very few are willing to stay the course even when they don’t have passion.
- Most people have an impossible time seeing what their future selves will be like, and that is the reason that the average American only has $400 saved or something like that.
- In the third year of their business, Julie and Tim hired a buyer’s agent, and they started doing some marketing and branding.
- Tim quickly realized that he needed to stay on the path where they are going to be able to have enough income coming from passive income sources because they can’t be transactional for their entire lives.
- It’s almost impossible for rates to go up meaningfully. So, for agents to be having any over-emotional reaction to rates is unfounded.
- The demographics are so strong for home buying and transacting right now, and it’s never been like this in history before.
- If you start thinking about the negative, you start having negative headlines swimming around your head, and you are going to stop. You are going to manifest negatively in your life.
- Reputation is something you earn, and a brand is something that people will tell you, and you can buy, so you will have a reputation.

On this episode of the Real Estate Fight Club Podcast, Jenn and Monica are going to duke it out over, how many times should a buyer be allowed in a house before closing once they have an accepted contract? Tune in for all of the thoughts and possible scenarios!
Episode Highlights:
- Buyers often measure things like space for furniture. They take out the measuring tape, and they are at the house for hours, and it looks like they are doing nothing.
- As per Jenn sellers are not going to be excited to let a thousand different contractors enter the house. What the buyer thinks is reasonable and what the seller thinks is reasonable is drastically different.
- When it is a big purchase, typical buyers are super excited and want everybody to see the house.
- Being real with your buyer and saying there is nothing in this contract that allows you to get in until your walkthrough close to the time can help.
- Sellers should be a little understanding about buyers’ excitement, and it helps buyers be able to be proactive on some stuff and get in.
- Tiebreaker, Colette Sikorski, says once the contract is solidified in a normal market, we only allow buyers to come back in for a home inspection or a final walkthrough.
- If buyers don’t do the home inspection, they are not coming back in until they walk through their final walkthrough for closing, and that is exactly how it should be.
- During COVID, the only person that was allowed in the home was an inspector in New York.
- Some think a home inspection and final walkthrough is standard practice, and there shouldn’t be anything in between.
- Some agents will do two showings back-to-back, which is a good tip and a great idea. And sometimes, they even bring in a home inspector to do a quick home inspection.
- Agents should figure out what your buyer will want to look at, and if you know what your clients’ hot buttons are and what they need, those are the houses you will be showing to them.
3 Key Points:
- Jenn and Monica discuss ways to create a win-win situation between the buyer and the seller.
- If there is no inspection and appraiser, it means they are probably a cash buyer, and they already knew how much it would cost to renovate it, and it’s a business decision.
- Sometimes, when you open a house for buyers to have them come through after the contract is signed, and if they haven’t done a home inspection, it opens for the possibility of them backing out of the contract.

What Is The Proper Condition For Seller’s To Leave The House?- EP 131

On this episode of the Real Estate Fight Club Podcast, Jenn and Monica are going to duke it out over ‘what condition is proper for a seller to leave the house?’ Except for paint, which is in good working order and represents colors on the walls, everything else should be out of the house. Don’t leave your trash that you don’t know what to do with for somebody else to deal with. Tune in for all the good details.
Episode Highlights:
- If we could make common sense common again, we don’t have to answer this question, says Jenn
- Monica says that it all depends on the situation. If it is a $50,000 investment property and somebody is going to come in and do the whole thing over, nobody cares what condition it’s in.
- Monica believes that there is a standard for everything, and she would say you should treat others the way you would like to be treated and how you want to come into the house.
- Houses don't necessarily have to be spotless, but you should have them professionally cleaned to your own standard.
- If you have something other than a small nail hole in the wall that should be patched, the paint should be redone.
- When we were making short sales, we also did some deed in lieu of foreclosure, and so we would have to negotiate with the bank on how to leave the property, and the bank’s rules were broom swept.
- If you have got four dogs and you are the seller, you should have the carpets cleaned unless you are ripping them out.
- Monica thinks one of the biggest problems happens when you, as the seller say, “I think they would like this, or they will want this,” but in actuality, they don’t.
- There should be no personal belongings left in the home unless with this hot seller’s market, maybe you have got under contract because you negotiated with the sellers that you can leave some stuff behind
3 Key Points:
- If as an agent you want to make an offer on the house, you have to find out the plan like where the person is going because they think that they have an hour worth of moving, but you know they have got three month’s worth of moving, and every personal item must be removed from the house.
- Colleen Kelly, from EXP, is today’s tiebreaker. As per her the golden rule is clear communication and treating others as you would want to be treated because that is a general thumb rule in life.
- As an agent you should do a house walk-through one to two days before closing day. Colleen does a house walk at least around 24 hours beforehand, so that if they see any major issues or holes in the walls, they can fix them before closing.
